Common Signs

Hidden leaks
leave clues.

By the time you see water, a hidden leak has usually been running for weeks. These are the early signs — every one of them is a reason to book a detection visit before damage compounds.

Talk to a plumber

Water bill suddenly higher

A 30%+ jump with no change in usage is almost always a hidden leak. Often a slab or underground supply line.

Damp patches on walls or floors

Discoloured tiles, swollen skirting, soft plaster or that 'wet wall' smell — water is tracking from somewhere out of sight.

Warm spots on the floor

Classic sign of a hot water slab leak. Easy to confirm with thermal imaging, hard to find with a hammer and a guess.

Water meter spins with everything off

Turn every tap and appliance off, watch the meter for 5 minutes. Movement = leak. The location is the next problem to solve.

Mould or peeling paint

Persistent mould in a single spot — especially behind tiles, in robes or in ceilings — usually points to a slow ongoing leak.

Hot water unit running constantly

If your hot water system never seems to rest, you may have a hot supply leak under the slab silently draining the tank.

Our Process

Find it once, fix it once.

Our four-step detection process is designed to pin-point the source — not to find 'where it's wet'.

  1. 01

    Pressure isolate

We isolate sections of your plumbing to confirm whether the leak is on hot, cold, sewer, stormwater or roof — narrowing the search before any walls come into play.

  2. 02

    Detect

Thermal imaging, acoustic listening gear, tracer-gas and CCTV — whichever combination the leak demands. We use what works, not what's flashy.

  3. 03

    Mark & report

Exact location marked. Written report with images for insurance, including leak source, recommended repair scope and estimated water lost.

  4. 04

    Repair

Targeted, minimal-invasion repair — slab cuts the size of a tile, not a room. Pressure-tested before walls or floors go back.

From a recent Asset job
We'd been chasing a damp patch for months. Asset thermal-imaged it, located the slab leak inside an hour, cut one tile, fixed it, pressure-tested. Insurance approved the report on the spot.

What We Do

Premium detection, minimal disturbance.

Every detection job uses the right combination of tools. We don't cut walls to look — we cut walls to fix.

Thermal Imaging

FLIR thermal cameras detect temperature variation through tiles, plaster and slab — finding hot water leaks invisibly.

Acoustic Listening

Ground microphones and amplified probes pick up the sound of escaping water through concrete, soil and walls.

CCTV Drain Inspection

For waste-line and stormwater leaks — high-resolution camera locates cracks, displacements and ingress points.

Tracer Gas

Inert gas injection through isolated pipework. Surface detector locates the exact escape point through floor or wall.

Pressure Testing

Section-by-section pressure testing to isolate which pipe run is failing — before any invasive work starts.

Targeted Repair

Once located, repair scope is minimal — single tile cut, slab core, or wall patch. Pressure-tested and tidied properly.

Why Asset

Premium leak detection, by licensed plumbers.

  • Detection AND repair, one team.
Many 'detection only' companies leave you to find a plumber. We locate AND fix — saving you a second call-out, a second quote and the gap between them.
  • Insurance-ready reports.
Written report with thermal images, location markup and a leak-source statement — exactly what your insurer asks for, included on every job.
  • Premium kit, properly used.
FLIR cameras, Sewerin acoustic gear and calibrated pressure testing. The tools are only as good as the plumber reading them — ours have.
  • Minimal damage.
We locate first, repair second. Slab cuts the size of a single tile. No 'let's open the wall and have a look' guesswork.
